There are several important things to consider when you are looking to hire a company for residential or commercial building work. Many people overlook some of the important details listed below – often with very unfortunate consequences.
Who are you dealing with? Find out if the building company you are about to deal with is licensed and what accreditations they hold.
Insurance: It is very important that the company you select to carry out work has adequate Public Liability and Worker’s Compensation insurance.
If their company or contractors are not adequately insured you could be exposed to considerable liability and expense should a serious accident occur.

Sunstate also have Home Owners Warranty Insurance Eligibility for your protection which is especially important when undertaking larger jobs.
Licensing: You should ensure that the company who you select is properly licensed for the type of work that they are carrying out. Licensing details can be checked through the Office of Fair Trading.

Documentation: Beware of people who seem too pushy and place you under any undue pressure to sign the contract.
The quote should be clearly explained detailing “what is and what is not included” and also the likelihood of any extra expenses if complications should arise. The contract details must be clear and easily understood before you sign.
The Office of Fair Trading has specific requirements governing how documentation is presented to the consumer.
It is a legal requirement of the Office of Fair Trading and the Home Building Act that the building company provides you with the Consumer Building Guide and discloses your rights and responsibilities in an easy to read booklet.
